This 19th Century Chateau would make a splendid family home, or could have potential as a luxury Bed & Breakfast business.
It needs work and investment to bring the interior up to modern standards.
Only 30km to Mont de Marsan (future TGV), 150km to Bordeaux.
This 19th Century Chateau was adapted by previous owners for communal living so there are bedrooms on every floor, and most have an en-suite shower and/or wash basin.
The Chateau faces south, with views over the rolling Gers countryside to the Pyrenees.
The building has four levels. The bottom level, on the north side, consists of a large vaulted room, ideal for parties or exhibitions, a smaller vaulted room, a kitchen and another room plumbed for a washing machine. There is also a bathroom with Italian 'fish scale' tiles and WC. These rooms open onto the rear terrace, cool and shady in summer. A staircase leads up to the other floors.
The main entrance (on level 1) is on the south side; steps lead up into the living room which has a wood burning stove and an original tiled floor. Opposite is the dining room which has a marble fire place, and a galley kitchen leading off the dining room. There are 3 single bedrooms on this floor, one with en-suite shower, one with en-suite shower & WC, and one with attached office. There are an additional 2 WCs and separate shower. A beautiful oak staircase at one end leads to levels 2 and 3.
On level 2 are two large bedrooms, one facing north, one facing south, both partly divided to make separate sleeping/working areas. One is en-suite. There are a further 3 smaller bedrooms, some with shower. Separate WC. On level 3 there are a further 6 bedrooms. One is a large room with a roll-top bath and windows opening onto a balcony. The other rooms have showers, and one also opens onto a balcony.
In 2009 the vendors treated the roof timbers and insulated the roof. Repairs were made to the pointing and the balconies were checked for safety.
The Chateau is set in 3 ha. There is a field (now overgrown) with a stable for 1 horse and garaging for 3 cars. There is a 10x5m fenced pool (total restoration/replacement needed), and a well close to the house. Garden maintenance equipment is included in the price.
There are no outbuildings except twin car ports.
The Chateau is situated in the rolling Gers countryside, under 10 minutes to the nearest villages with supermarket, petrol station, doctors, hairdressers, pharmacy, primary schools. Cinemas, golf, thermal spas are all within 20-30 minutes. The nearest station is Mt de Marsan (25 minutes) with a planned TGV link to Paris, airports are at Bordeaux 1hr 30, Toulouse 2 hours, Atlantic coast (Biarritz) 1hr 30, ski resorts 1h30.
This Chateau needs investment to modernise the interior but would make a lovely home for a large family. It also has great potential for a bed & breakfast business, a small hotel, or for would be ideal for someone who wishes to run an art or cookery school or similar business.
